What Can I Build on My Lot?

Answer five questions and see the minimum number of homes Washington's middle housing law requires your city to allow, the most parking the city can demand, and the building types that usually fit a lot like yours. The result is a starting point — a written lot review from our team confirms it against your city's current code and your parcel's site conditions.

How the Numbers Are Set

The minimums come from RCW 36.70A.635, the statute created by HB 1110 in 2023 and amended by ESHB 2321 in 2024. Cities in the central Puget Sound region had to adopt compliant codes by June 30, 2025; a city that misses its deadline has the state's model ordinance applied directly.

Why the Tool Can't Give a Final Answer

Three things decide what actually gets built, and none of them can be read from five questions:

  1. 01
    The city's own code
It may allow more homes, set floor-area limits, or offer bonuses the state does not require.
  2. 02
    The physical site
Sewer, slope, critical areas, access width and tree locations.
  3. 03
    The economics
A lot that legally allows six homes may produce a better return with four larger ones.

That is what the written lot review covers.
