Custom Homes for Narrow, Split and Leftover Lots

Not every infill site wants several units. A lot created by a recent short plat, a narrow parcel between two houses, or the back half of a split lot often supports one well-designed home. Infill construction means building on land inside an existing neighborhood, where utilities and streets are already in place — and where the neighbors are ten feet away.

Lots We Build On

Narrow lots
25 to 40 feet wide, where the house becomes tall and deep rather than wide.
Flag lots
rear lots reached by a driveway strip, common after a lot split.
Corner remnants
irregular parcels left over from older plats.
Sloped lots
daylight lower levels, stepped foundations, retaining walls.

Building Well on a Tight Site

  • Natural light from above: skylights, clerestory windows and light wells where side windows face a neighbor.
  • Stacked plans with a straight-run stair and storage built into every gap.
  • Construction staging planned around one lane of access and neighbors' driveways.
  • Drainage designed so new roofs and paving do not push water onto the next lot.

Custom Infill FAQ

QShould I build one house or a duplex on my lot?

Run both scenarios. On many lots a duplex costs only moderately more than one large house and produces a second income or sale. The calculator compares them → Build Cost & Return Calculator

QCan a narrow lot fit a garage?

Often a tuck-under garage or an alley-loaded garage works. Where a garage does not fit, the state parking cap and transit rules may reduce what the city can require.
